Job Title: Maintenance Technician - Multi-Family Property

Job Description:

The Maintenance Technician is responsible for ensuring the overall upkeep, repair, and maintenance of the property to provide a safe, comfortable, and well-maintained environment for residents. This position works under the direct supervision of the Property Manager.

Key Responsibilities:

  • General Maintenance: Perform routine maintenance and repairs on building systems, plumbing, electrical, HVAC, and mechanical systems.
  • Emergency Response: Be on-call as scheduled to handle after-hours emergencies, responding within 35 minutes.
  • Property Inspections: Regularly inspect the property, including common areas, buildings, and grounds, to identify and address maintenance or safety issues.
  • Repairs: Complete work orders for apartment repairs, including plumbing, electrical, carpentry, and HVAC issues as needed.
  • Lighting & Electrical: Test and maintain emergency lighting and replace light bulbs as necessary throughout the property.
  • Door & Window Maintenance: Inspect and repair doors, windows, locks, deadbolts, and weather stripping to ensure proper operation and security.
  • General Cleaning & Grounds Maintenance: Maintain cleanliness around the grounds, including common areas, dumpster zones, and walkways. Assist with landscaping and trash removal as needed.
  • Snow Removal: Assist in snow and ice removal to ensure safe property access during the winter months.
  • Preventive Maintenance: Conduct routine preventive maintenance checks on various systems and equipment in accordance with the property’s maintenance schedule.
  • Safety Compliance: Adhere to all safety protocols and maintenance procedures, ensuring compliance with building codes and company standards.

Required Qualifications:

  • Minimum of one year of related maintenance or property repair experience.
  • High school diploma or equivalent preferred.
  • Basic knowledge of plumbing, electrical systems, HVAC, and general carpentry.
  • Strong problem-solving skills and the ability to work independently.
  • Excellent communication skills and the ability to complete work orders efficiently.
  • Ability to perform physical tasks, including lifting up to 50 lbs, bending, and walking long distances.
  • Availability for after-hours on-call emergency situations as needed.
