Job Summary
Eastman Companies, a long-standing landlord and developer in New Jersey,  is looking for that person who wants to join a long-standing Property Management team (44 years) and be responsible for HVAC repair and maintenance as well as guide new improvements in the systems. The well-run properties are mostly in a 5-mile radius.

We are looking for person to run HVAC repair and maintenance program in numerous Commercial/Retail properties. Duties will also include doing various electrical tasks and repairs.  Individual must have strong communications skills and be willing to work the numerous trades and professions related to property management.

Key Responsibilities:

• Responsible to set up and organize maintenance schedules on all types of HVAC and refrigeration systems. The scope of these maintenance programs will include but is not limited to filter changes, greasing motors, belt replacement and temperature controls. These programs will be tailored specifically for each property.
• Be capable and willing to change motors, bearings assemblies, all equipment breakers, controls, relays etc.
• Have strong trouble shooting skills on all HVAC equipment as well as electrical components.
• Be available for on call emergencies (nights and weekends) and live in close proximity to Livingston, NJ on rotating schedule
• Computer literate and have strong organizational skills.
• Strong plumbing skills – Replacing valves, shut offs, replace elements on hot water heaters etc.
• Assist on construction projects when necessary.
• Able to  take direction from others and be open to changes in tasks and schedule.
• Responsible for the effective response and resolution of all related work orders requests.
• Responsible for developing and maintaining an exceptional relationship with tenants.

Other Duties and Responsibilities
Responsible for safety inspections.

• Responsible for compliance with all Federal, State, and Local codes.

Qualifications:

• Advanced knowledge of building systems.
• High School or equivalent education.
• Skilled in the use of hand tools.
• Clean driving record
• Ability and condition to climb ladders
• Must be able to lift heavy equipment
